Rental growth falls for the first time since 2021
South Africa’s post-pandemic recovery in residential rental growth is over, but that doesn’t mean disaster for the industry.

We’re proud to reveal this year’s winners.
The PayProp Masters Award goes to rental agencies that have processed client funds with PayProp for 15 uninterrupted years. Thanks to PayProp’s growth over the years, we induct more agencies into this club every time. This year, we honoured 40 new entrants, up from 28 in 2024!
These awards go to the agencies that have grown fastest, both in terms of the volume of rent they process and the number of tenancies they handle. As always, we gave one award for the fastest growth over one year, and one for the fastest growth over three years.
Our winner over one year was Dormehl Phalane Property Group Vaal, who grew by an incredible 360%!
Our winner over three years was Ebrahim Saloojee Properties, who sustained growth of an equally impressive 239%.
The PayProp Processing Award goes to the agency that processed the highest volume of rent over one year. The agencies we work with process incredible amounts of client money – a sign that with the right payment processing software, there’s no limit on your growth.
We picked two winners in this category: one franchised agency and one independent. Our independent winner was the aptly named IGrow Rentals, who have now triumphed in this category for three years running. Last year’s runner-up, Just Property Prosper, returned this year as our franchised winner
These three awards go to the agencies making best use of three of our most impactful features outside of the core payment processing engine: the Tenant Assessment Report, Damage Deposit Managing Service, and Property Account Managing Service.
This year, the Power User award for Tenant Assessment Report usage went to Fine & Country Fourways. Our Damage Deposit Power User Award winner was Beadica Properties. And our Property Account winner was RE/MAX Kowie.
The PayProp Velocity Award is for agencies that really hit the ground running. Each year, it goes to an agency that hasn’t been on PayProp for long, but which has made remarkable progress in processing volume and use of the full PayProp feature set.
This year, we gave honourable mentions to Legacy Real Estate Group, Home Give Away, and Seeff JHB North West.
But in the end, there was just one winner: Volschenk en Heyns.
To win a PayProp Pinnacle Award, an agency has to reach peak performance across all our metrics: growth, processing volume and platform usage.
Our two runners-up this year were Performance Award winner Ebrahim Saloojee Properties, and Century 21 Bloemfontein.
Our winner, though, was Realtors International Strand. After narrowly missing out on a PayProp Velocity Award last year, they built on that performance to win our most prestigious award of all. A huge well done to agency principal Leon Carikus Fourie and his team – and to all our winners and runners-up!
