Here are three rental housing regulatory updates to watch this month:

Toronto’s indoor temperature standards bylaw

Starting June 1, apartment buildings in Toronto’s RentSafeTO program that do not provide air conditioning must ensure at least one indoor amenity space stays at or below 26 degrees Celsius through September 30th.

The bylaw applies to shared recreation or gathering spaces accessible to all residents. Hallways, lobbies, and laundry rooms do not qualify.

Housing providers must inform tenants where these cooled spaces are located and when they are open.

GST/HST credit top-up arrives

On June 5, eligible Canadians received a one-time GST/HST credit top-up as part of the transition to the new Canada Groceries and Essentials Benefit launching in July.

According to the federal government, the payment equals 50% of the GST/HST credit for the 2025-26 benefit year.

While not housing-specific, the extra support may offer some tenants short-term financial breathing room.

Colour-coded maintenance signs

Starting June 15, Toronto housing providers must display colour-coded signs showing the maintenance status of apartment buildings.

The new system is intended to improve transparency around building conditions and safety standards.

  • Green indicates the building is in good condition
  • Yellow signals minor issues
  • Red warns of serious health or safety concerns such as pests, mold, inadequate heat, or broken appliances
